In April 2024 a family of 5, Jane, Justin and their 3 children purchased a home here in Victoria Tx, on Walnut St. They were moving all the way from North Dakota, and purchased the house in good faith before even looking at it. It was a recently remodeled house and Jane and Justin were the first to live in it. The family started to notice something was odd when they would give their children baths, and would notice a lot of flooding in their front yard shortly after draining the bathtub. Since the children were old enough to each haver their own bath, the flood would get worse after each child.

Roughly 18 days after moving in, the family realized there was a major problem with the plumbing in the house, and this is when their troubles began. Once they discovered there were multiple leaks in the plumbing throughout the house, they engaged their insurance company, and had serve pro assess the situation. The outcome was to completely demo all flooring (down to concrete and tar) and to remove all sheetrock up to 2 feet above the floor. What they found were rotten studs and wall plates throughout the house. 

 

This is where Robinson Construction came in and started to fix the issue by replacing all rotted wall plates and studs. Many exterior studs and wall plates were damaged, so this work was critical for infrastructure. The next step after replacing all rotted wall plates and studs was to lay subfloor throughout the house. The house was built on a concrete slab, so we couldn’t simply nail in new plywood. Our final decision on how to lay the subfloor was to start with a layer of Foamular NGX insulation sheathing. This was followed with 2 layers of 1/2 BCX plywood. The first layer of plywood was glued to the insulation sheathing, and the second perpendicular layer was glued and screwed to the first layer. 

 

The next phase, now that the subfloor had been installed was to insulate all exterior wall cavities and replace the sheetrock and tape, float and texture. Maya, our designer and painter, completed the taping and floating throughout the entire house.

In the meanwhile, as the sheetrock was being installed, and Maya was taping and floating, the kitchen cabinets were being installed and painted. The upper wall mounted cabinets were salvaged from the flood, so only the base cabinets were replaced with new ones. This meant we needed to do some custom cabinetry and build the upper cabinet doors to match the new base cabinet doors.

We continued working steadily and moving in forward motion, on to the bathrooms, where we installed new bathtub and shower surrounds. Framing was required to make these fit well, and were an exciting addition to the family. The one bathroom was remodeled to include the bathtub, since it was originally a small shower without a light or fan source. After removing the old framing, we framed in the new bathtub and fan/light above the shower.

The final stages of painting, flooring and trim work were completed. This entire time, the family was living in the house in a small room in the back. Thankfully, the house was large enough for them to live back there while all of this work took place.

From beginning to end, Robinson Construction completed the framing, sub floor, sheetrock, texture, bathroom remodel, paint, flooring and trim work. The job took the 2 of us 5 months to complete. Maya is a part time worker, so if she worked at this full time, we would have completed in roughly 4 months. We are so thankful that Jane and Justin, and their 3 children are back to using their kitchen and their house like they should be. We did not add pictures of them to keep their identity private.
